Licensing process and Course information

This hopefully will answer
in brief most of the questions you may have about
pre-licensing
education, CMSU’s Pre-licensing Course, schedule and locations,
the
license, the licensing process and fees.
Thank you for your interest in CMSU's NH Real Estate
Pre-licensing Course.
The fee for the entire CMSU Real Estate Pre-licensing Course is
$349.00. This fee will be in effect until June, 2007 and may change at that
time depending
on the
rising costs of materials.
The fee includes 8 classes, they meet once a week
for 8 weeks, it includes the books (the 17th edition of Modern Real Estate
Practice for National information and a NH State Specific Exam Prep booklet
with 200 questions to help with the State specific information) and the
course hand outs, outlines, license laws and AMP practice test with 100
questions). The course also includes a 2 day wrap up session held towards the
end of the
course which goes from
necessarily
the same weekend) or a Sat. and a Sat. or a Sun. and a Sunday.
The entire course totals about 50 hours. My goal is to
have people coming out of the
class not just knowing the information long enough to pass
the exam, but knowing why they need the information in the practice of real
estate and how it is applied for the benefit of the consumer.
The NH Real Estate Commission requires the completion of a 40 hour Course
prior to
taking the Salesperson licensing exam, so the course does
give you the ability to miss a few hours and still receive the required 40
hours. There is also flexibility if someone misses a few of the 40 hours
that they can do make up at home on their own (but not more than 10 hours of
make-up at the max). The course is offered in a number of locations which
also gives you the flexibility of making up a class that you might have
missed, in a different location ( where there is
seating availability that same
session) .
I have classes in a number of locations and I do offer a
course every 8
weeks. I have been teaching these classes for over 20 years,
and am accredited by the NH Real Estate Commission.
The
offers both a morning session and an evening session.
The morning session goes from 9-1 and the evening session is held from 6-10.

The Plaistow class which meets on Wednesdays, offers an evening
session from 6-10.
The Plaistow classes are held at C21 Bridge Real Estate which is located at
15 Garden Road (on the little hill behind Bank North on Rte 125...heading
south on Rte. 125, take a left at Bank of America onto Chandler Ave then
take an immediate left onto Garden Road).

Thursdays.
The Rochester classes are held at Coldwell Banker Grace Drapeau Real Estate
located on Rte 108 which is a quarter of a mile north of Skyhaven Airport

A 2 day wrap up session is held towards the end of each 8 week session. This is
where all of my students get together in one
location
to go over new state information and review national information.
The first day of the review is mandatory as it goes
over specific state information which is not addressed at any other point in
time during the session. The National Review although optional (if all 8
classes and the state review have been attended) is highly recommended as it
does give one the edge on passing the exam. The location of the wrap up is

I provide the students with the AMP Candidate Handbook which includes a
registration form to register to take the NH licensing exam and leave it up
to the students to register/schedule themselves for
the exam. If you
register as soon as you begin the course, then as soon as you receive
confirmation of your
registration, you can then schedule for any date you want to sit for the exam.
So you could schedule
immediately after the completion of the course and then be ready to be
licensed and begin work.
There is only one license in NH and it will allow
a person to do both residential and commercial sales/leasing. The fee for
the exam is $100. Once you pass the exam, your salesperson's license will
cost you $70.
You will need to activate that license within 6 months of passing the exam.
You can hang your license with a broker and work in the business or if you
are not prepared to work in real estate at this time, you can hang it with
the Real Estate Commission on "inactive status" or hang it with a
holding
company and do referrals. Whatever you choose to do, you must activate the
license within 6 months of the exam, and renew it every 2 years or you will
have to take the exam over again. You do not have to take the exam again as
long as you
continue
to renew the license
The New Hampshire Real Estate Commission requires all license applicants
to have a criminal background check prior to licensing. Not
prior to taking
the course nor prior to taking the exam but prior to
licensing. The fee for
the criminal background check process is $15.00 and students will be provided
with the
Criminal Records Release form to send in to the Dept
of Safety and
the results will be sent directly to the NH Real Estate Commission.
Any other fees incurred will depend on the Real Estate Office with which you
choose to affiliate. If additional fees are a concern of yours, you should
check with a few companies with which you are considering working and
inquire with them as to any fees that may be incurred when affiliating with
that company.
Students are asked to arrive at least 30 minutes before
class on the first day to sign in at the location for which they
pre-registered, and receive materials. The fee of $349 would be payable in
full at the door if not already pre-paid. Walk-ins are not guaranteed
seating/materials. A minimum $50 non refundable deposit is required with
registration
to guarantee seating. With pre-registrations I can also be sure to have
enough materials.
I accept cash and checks but do not accept credit cards.
If the course fee of $349 is paid in full when the
registration form is sent in, and the student
Fails to attend the course, the fee will not be
refundable. If the student sends
email
notification of inability to attend
at least
one week prior to course commencement, the fee will be refunded less the $50.00
deposit.
